Most houses send their roof water into a gutter and out through a downspout. This one has no gutters at all, so every rain sheeted off the roofline and ran straight down the stucco. That is the whole story of this job. A wall that gets soaked on every storm and dries slowly in the shade is exactly the environment mold and algae need, and this house had been feeding them that way for years without a wash.
Stucco makes it worse. It is a porous, textured surface, so growth does not sit on top of it the way it does on vinyl or metal. It settles down into the texture. That is why rinsing a stucco wall never really fixes it, and why the staining here ran across every elevation of the house rather than one shaded side.
